Inspection of the exterior weather proof envelope of the home includes the evaluation of the siding, trim, exterior doors, windows wall penetrations, decks, or porches.
Exterior roofing inspection includes the evaluation of the finished roofing materials, flashings, roof penetrations and roof drainage.
The inspection of the homes interior includes an evaluation of the condition of the homes interior wall and ceiling finishes, floor coverings, interior doors, window operations, kitchen cabinetry, counter tops, and the operational condition of the kitchen and laundry appliances or connections.
The homes plumbing system inspection includes evaluation of the water supply piping, gas piping, waste line piping and waste line venting within the structure, water pressure and hot water heating system.
Bathroom inspection includes evaluation of all bathroom fixtures, cabinets, counter tops, faucets and flooring.
The electrical inspection includes evaluation of the electrical service drop, electrical service panel and sub panels, grounding, electrical outlets, switches, lighting and smoke detectors.
The attic inspection includes evaluation of the roof framing, insulation, roof decking, knee wall insulation and applicable ventilation.
The crawlspace inspection includes evaluation of the floor framing, sub flooring, support piers, condition of the foundation, crawlspace insulation and ventilation.
The HVAC inspection includes evaluation of the heating and air conditioning system operations, supply and return duct work, combustion air ventilation and any electrical heating units if applicable.
If applicable we will inspect attached and detached garages, including the foundation, structural components, roof framing, exterior finishes, electrical, interior wall and ceiling finishes, and overhead door operations.
Other outbuildings or sheds are not included as part of the inspection, however these structures can be inspected for an additional fee based upon the type of structure and square footage of the building.
The inspection of wood burning appliances and gas fireplaces includes an evaluation of the appliances condition, flue piping, circulation fans, combustion air and damper operations.
E-Mailed copies of the report are generally issued with twenty-four hours of the inspection. A hard copy of the report is also mailed to you for further reference.
